About the role

  • Identify, assess, and secure land opportunities aligned with data center technical requirements (size, zoning, connectivity, environmental constraints).
  • Build and maintain a pipeline of on-market and off-market sites through relationships with landowners, developers, brokers, and municipalities.
  • Lead initial negotiations including purchase options, lease structures, and exclusivity agreements.
  • Coordinate legal, technical, and environmental due diligence processes.
  • Identify sites with viable grid access and sufficient electrical capacity for high-density data center operations.
  • Engage with utilities, transmission operators, and energy providers to assess availability, connection timelines, and upgrade requirements.
  • Negotiate power connection terms, tariffs, and infrastructure contributions.
  • Analyze urban planning regulations, land classification, and permitting feasibility at local, regional, and national levels.
  • Coordinate with authorities to understand zoning changes, licensing pathways, and infrastructure approvals.
  • Mitigate entitlement risks by structuring projects aligned with planning frameworks.
  • Develop high-level feasibility assessments including land pricing, grid connection costs, and infrastructure investments.
  • Work closely with engineering, design, and construction teams to validate site suitability.
  • Support financial modeling inputs related to land acquisition and energy delivery.
  • Act as the primary liaison between landowners, utilities, public authorities, consultants, and internal project teams.
  • Build long-term partnerships within the real estate, infrastructure, and energy sectors.
  • Represent the company in negotiations, industry forums, and early-stage project discussions.

Requirements

  • 7+ years of experience in infrastructure development, real estate, energy projects, or construction-led site origination roles.
  • Proven track record securing land and utility solutions for industrial, logistics, renewable energy, or large-scale infrastructure projects.
  • Strong understanding of Spanish planning regulations, permitting processes, and land transaction structures.
  • Experience negotiating with utilities and understanding grid connection frameworks.
  • Familiarity with cost structures related to power delivery, substations, and infrastructure upgrades.
  • Background commonly found in construction developers, energy infrastructure firms, industrial real estate, or engineering-led project environments.
