About the role

Key responsibilities & impact
  • Own daily property outreach across the assigned market and determine which properties and communities to approach, in what sequence, and through which channels
  • Research and identify decision makers at properties and property management companies
  • Secure meetings to present the Smart City value proposition
  • Develop and adapt outreach cadences, talk tracks, and messaging using the Market Expansion playbook
  • Represent Smart City professionally as the face of the company in a new market
  • Visit properties regularly to build relationships, strengthen partnerships, and uncover opportunities
  • Pitch the Smart City value proposition and adapt the case to each prospect’s priorities, portfolio, and objections
  • Prepare the Director of Market Expansion for higher-level PMC conversations
  • Advance prospects through the pitch-to-contract process and advise on opportunity prioritization and concessions
  • Assess which properties will accelerate market penetration and allocate effort accordingly
  • Design and run onboarding for new property partnerships
  • Present partner details, incentives, and positioning to agents
  • Stay engaged with onboarded partners, resolve issues, maintain agent visibility, and identify expansion opportunities
  • Maintain accurate CRM records of outreach, contacts, appointments, and pipeline status
  • Report pipeline progress and market penetration status to the Director
  • Assist with process review, improvement, and efforts in other markets as needed
  • Work with the Director, GMs, agents, prospective property partners, and regional PMC contacts

Requirements

What you’ll need
  • High school diploma or equivalent required
  • Bachelor’s degree preferred
  • 1+ years in sales, business development, customer-facing, or equivalent sales-type capacity
  • Track record of consistent outreach activity, meeting generation, or quota attainment preferred
  • Real estate, property management, or multifamily/PMC exposure is a plus but not required
  • Valid driver’s license and reliable transportation for property visits
  • Strong outreach and meeting-generation skills, including phone, email, and in-person prospecting
  • Ability to identify property and PMC decision makers and tailor outreach
  • Executive-level presence when presenting to senior PMC leaders
  • Excellent relationship-building skills with property managers, PMC contacts, and agents
  • Ability to present partner details, incentives, and positioning to agents
  • Self-directed, high-ownership approach and ability to make independent judgment calls
  • Strong organization, follow-through, and ability to manage high volumes of contacts and meetings
  • Experience using a CRM platform preferred
  • Experience with Asana or other project management software
  • Proficiency with Google Workspace
  • Understanding of Mac OSX and iPhone iOS for business
  • Strong communication and active listening skills
  • Ability to work typical business hours, with occasional evenings and weekends
  • Ability to remain stationary and operate a computer for extended periods
  • Ability to travel between properties by car
  • Must be able to lift up to 25 lbs
  • Ability to stand, walk, bend, kneel, stoop, and crouch
  • Adherence to safety, OSHA, CDC, infection-control, universal-precaution, and exposure-control policies
