About the role
- Function as the primary strategic business leader of the property, taking ownership of all property related matters
- Direct responsibility for the property’s P&L, financial performance, sales and revenue generation and delivering a return on investment to ownership
- Cultivate a culture of excellence in service and maximize revenue and efficiencies
- Develop and implement property-wide strategies, scaling and oversight of home share program
- Employ cost-control and revenue improvement programs; develop annual operating budgets and sales and marketing plans
- Motivate, supervise and train the onsite team; run stand-ups to keep team updated
- Build relationships with key business partners and clients; establish presence in community
- Respond to resident and guest questions and concerns in a timely manner
- Analyze operational information for impact on NOI; identify trends and recommend strategies
- Create and implement leasing goals and manage lease expiration program
- Manage on-site team recruitment, training, motivation and development
- Analyze and evaluate financial statements; prepare owner's reports and convey data to Regional Manager
- Evaluate and recommend rent/pricing strategies; ensure marketing materials are accurate
- Oversee property condition, home share turns, common area cleaning/repairs, service requests and preventative maintenance
- Implement resident retention, lease renewal programs and sales/marketing plans to maximize rental income
- Create staffing schedules; ensure compliance with company, local, state and federal regulations and safety rules
- Perform other related duties and assignments as needed and assigned
Requirements
- High School Diploma or equivalent experience required; some college preferred
- A minimum of three years of experience in luxury residential property management or hotels
- Proven leadership experience required
- Must possess strong attention to detail and sales ability
- Knowledgeable about OSHA laws and regulations
- Strong decision-making and problem-solving skills
- Computer literate with capability in PMS software, MS Office and related communication tools
- Must possess a positive attitude and the ability to smile under all circumstances
- Willingness to participate in training in order to comply with new or existing laws
- Ability to work a flexible schedule, including evenings and weekends
- Demonstrated ability to diffuse and respond to customer concerns to avoid escalation of the problem
