About the role
- Direct oversight of all leasing activity at the property and ensure customers feel loved from first contact through the entire lifecycle
- Set the framework to empower the team and guarantee a positive, fluid resident experience
- Uphold Sentral’s standards, best practices, policies and procedures, and value of excellence in customer service
- Establish rapport with residents and guests so they always feel loved
- Engage in daily leasing huddles to discuss leasing goals, host recruitment, prioritize available units, and solicit feedback
- Create a personal and inviting environment for all prospects and residents and effectively motivate staff
- Perform and oversee leasing efforts: conduct property showings, qualify applicants, close prospective residents, and notify applicants of approval or denial
- Keep resident database up-to-date while monitoring occupancy and availability of units
- Maintain Availability List and Status Report and determine termination dates of lease rentals
- Ensure follow-up telephone calls to all qualified unclosed traffic within 24 hours and complete accurate Daily Reports to ownership
- Conduct market analysis, prepare market surveys, and assist in off-site marketing
- Spearhead Renewal Workflow with Experience Team to meet appropriate notice period
- Partner with Marketing to organize and create Prospective Resident events to increase visibility and sales
- Build company image by cultivating relationships and attending networking and industry events
- Assist resident inquiries with ledgers, rentable items, lease generation, transfers, and violations leading up to evictions
- Assist with evictions in compliance with court order and Legal team directions
- Coordinate staff to maintain current leases, collect and post rental payments and impounds
- Assist in completing accurate Deposit Accounting for move outs with Director of Building Services
- Maintain signage, inspect property routinely, and report repair or replacement needs to Director of Building Services
- Ensure staff compliance with Fair Housing requirements and all applicable laws, codes and ordinances
- Manage lease audits, property inventory, and service contracts; arrange or terminate contracts as required
- Conduct move-in home inspections with Director of Building Services and complete equipment and supply leases/purchases
- Train new sales/leasing associates and perform other related duties as needed
Requirements
- Bachelor’s Degree or equivalent experience preferred
- Management/employee development experience
- Success in Leasing environment
- Proficiency with Yardi, CRM, Rent Café
- Solid understanding of Microsoft Office (Outlook, Excel, Word)
- Strong knowledge of operations with budget formulation
- Ability to work independently and as part of a team
- A drive towards high-performance sales and a passion to be first in class
- Analytically minded with the ability to swiftly pivot when market or team dynamic changes
- Must possess strong attention to detail, leadership skills and sales ability
- Demonstrated ability to lead teams
- Strong oral and written communication skills
- Great time management skills
- Computer literate with capability in email, MS Office and related communication tools
- Must be willing to participate in training in order to comply with new or existing laws
- Demonstrated ability to diffuse and respond to customer concerns to avoid escalation of the problem
- Ability to work a flexible schedule, including evenings and weekends
- Weekend availability is required
- Ability to perform physical activities: move throughout the property for extended periods, transport boxes and equipment weighing up to 20 pounds, observe details in surrounding areas and on a screen
