About the role
Key responsibilities & impact- Review architectural, structural, civil, MEP, and consultant drawings to identify coordination issues, missing information, scope gaps, and constructability concerns.
- Prepare trade-specific RFPs, bid packages, scope sheets, and subcontract exhibits.
- Draft detailed subcontractor scope language based on the plans, specifications, and project requirements.
- Identify qualified subcontractors and vendors, distribute bid packages, manage follow-ups, and drive proposals to completion.
- Review and level bids, reconcile exclusions and qualifications, and prepare clear recommendations for leadership review.
- Validate construction costs through market research, historical pricing, material quotes, and subcontractor feedback.
- Identify practical value-engineering opportunities that reduce cost or schedule without unnecessarily sacrificing quality.
- Investigate owner-direct purchasing opportunities for materials and equipment.
- Draft RFIs and coordinate outstanding questions with designers, consultants, subcontractors, and vendors.
- Assist with the development and validation of project schedules, procurement schedules, and long-lead-item tracking.
- Assemble complete project budgets, including trade costs, allowances, contingencies, general conditions, and known risk items.
- Prepare organized scope and project handoff packages for the superintendent and field team.
Requirements
What you’ll need- Minimum 5 years of experience in construction preconstruction, estimating, project engineering, or project management.
- Strong understanding of construction drawings, specifications, scopes of work, and trade sequencing.
- Demonstrated experience preparing bid packages, leveling proposals, and identifying scope gaps.
- Ability to review multi-discipline drawings (architectural, structural, MEP, civil) for coordination and constructability.
- Strong written English and the ability to draft clear RFIs, scope narratives, and professional correspondence.
- Working command of project budgets, procurement, schedules, RFIs, submittals, and change management.
- Excellent organization, follow-through, and attention to detail.
- Sound judgment on what to resolve independently and what to escalate.
- Comfort communicating directly with subcontractors, vendors, architects, engineers, and field personnel.
- Ability to work independently in a remote environment while remaining highly responsive and accountable.
- Willingness to overlap with US Pacific business hours around a 9:00 AM PST start (hours can be flexible within reason).
