About the role
Key responsibilities & impact- Assist project managers to plan, execute, and control projects
- Maintain project financial tracker spreadsheets
- Coordinate and attend project meetings and site visits; prepare minutes and notes
- Review progress documentation, distribute comments, and track responses
- Observe completed work and help maintain quality
- Review project information to forecast delivered outcomes
- Facilitate communications among internal and external project team members
- Identify and track issues to resolve challenges and avoid adverse claims
- Travel to sites and observe work progress
- Support project schedules and budgets, including commitments, invoices, payments, and projections
- Prepare monthly internal and client project status reports and evaluations
- Support due diligence reviews and entitlement, approval, and permit status tracking
- Help select consultants and review proposals
- Support bid package preparation and evaluate bids
- Evaluate contractors/vendors, products, services, and alternatives
- Draft contractor/vendor contracts, agreements, and purchase orders
- Track submittals and RFI processes
- Receive and code project invoices and payment applications
- Compile monthly funding/draw packages and work with owners/lenders to obtain payment
- Track and evaluate change requests and change orders
- Document construction progress meetings
- Track inspections, testing, commissioning, and use/occupancy approvals
- Create punch lists and ensure satisfactory completion
- Expedite as-builts, warranties, and closeout documentation
- Oversee smaller renovation/TI projects or portions of large projects as experience permits
- Help estimate and prepare proposals for new engagements
- Support corporate initiatives
- Network and attend industry events to promote the brand and support growth
- Perform other requested duties
Requirements
What you’ll need- Bachelor's degree in construction, building engineering, real estate, or architecture preferred, or another field subject to equivalent work experience
- Record of continuous learning
- Experience in construction or real estate industry preferred
- Proficient with Microsoft Windows, Outlook, Teams, Word, Excel, and PowerPoint
- Proficient with internet browsers
- Familiarity with online project and file platforms such as Dropbox, Procore, Fieldwire, and E-Builder desirable
- Effective organizational and time management skills
- Fluent in spoken and written English
- Valid driver's license and ability to safely operate a vehicle
- Ability to work full-time with work hours as needed, including occasional evenings and weekends
- Must reside within Colorado
- Availability for occasional in-person meetings, client engagements, and project-related travel
- Ability to travel regionally via personal vehicle and nationally via commercial transportation
- Ability to occasionally lift and carry up to 25 lbs.
- Ability to traverse construction sites with potentially uneven terrain and perform walking, bending, kneeling, standing, climbing, and reaching
