About the role

  • Identify, vet, and negotiate revenue-share agreements with data vendors, lead aggregators, and other companies possessing compliant, high-intent homeowner data.
  • Design, launch, and manage end-to-end SMS marketing campaigns aimed at generating home offer leads.
  • Serve as the internal expert on SMS compliance and ensure all data sourcing and outreach strictly adhere to regulations.
  • Select, implement, and manage the optimal SMS platform(s) to support high-volume, compliant messaging.
  • Continuously A/B test messaging scripts, cadence, and audience segmentation to maximize response rates, lead quality, and overall ROI.
  • Work closely with the sales/acquisitions team to ensure a seamless handoff of generated leads.
  • Track and report on key performance indicators (KPIs) such as delivery rates and response rates.

Requirements

  • 5+ years of experience in performance marketing, lead generation, or business development, with a minimum of 2 years specifically focused on high-volume SMS marketing.
  • Proven experience generating leads in the real estate sector (e.g., iBuyer, wholesaling, brokerage, PropTech) is highly preferred.
  • Deep, practical understanding of TCPA regulations, 10DLC registration, opt-in/opt-out requirements, and carrier filtering rules.
  • Strong negotiation skills with a track record of structuring and managing successful revenue-share or affiliate data partnerships.
  • Hands-on experience with enterprise SMS platforms, CRM integrations (e.g., Salesforce, HubSpot), and data management tools.
  • Highly data-driven with the ability to analyze campaign performance and make rapid, data-backed optimizations.
  • Entrepreneurial spirit with the ability to thrive in an ambiguous environment and build a new function from scratch.
