About the role
- Drive overall execution of engineering and maintenance excellence for the Placemakr property
- Focus on building equipment (HVAC, Plumbing, Electrical and Elevators), life safety and building security
- Building inspections, preventative maintenance, turnover planning and execution
- Manage technicians, their workload, and unit work orders
- Manage vendor contracts for unit turnovers (flooring/paint/etc.)
- Supply ordering in accordance with budget and need; manage storage and supply closets
- Participate in maintenance duties in the field and provide backup support for escalated maintenance/safety issues
- Programing and troubleshooting unit front door locks
- Coordinate exterminating services
- Proactively complete property and vacant unit walks and take system readings
- Work on PM schedules and maintain monthly/weekly PM sheets and appliance repair trackers
- Manage the move in/out board notification and oversee hallway painting and other recurring cycles
- Provide monthly updates on building inspections, supply ordering, outstanding projects and tasks
- Additional duties and responsibilities, as assigned
Requirements
- Applicants must be legally authorized to work in the United States
- Must meet age requirements of 18 years or older
- Open availability for scheduling including nights, weekends and holidays (rotational)
- CFC Universal certification required (either pre-hire or post-hire within the applicable timeline as detailed in your offer letter)
- Engineering/HVAC License not needed but preferred
- Experience with building engineering strategy and structure, preventative maintenance plans
- Experience driving occupancy, minimizing vacancy loss, and helping build NOI
- Experience cultivating, managing, and owning high-level relationships onsite and managing resident communications and de-escalating situations
- Strong history of driving team performance and making effective decisions to beat budget while maintaining service levels and asset health
- Clear communicator, big picture and forward thinker, effective risk manager, strong knowledge utilization
- Skilled and hands-on leader who supports and develops team members
- Must be physically able to be on feet and moving around, and move, lift, carry, push, pull, and place objects weighing up to 50 pounds without assistance
- Experience with HVAC, Plumbing, Electrical, Elevators, building security and life safety, building inspections, preventative maintenance, turnover planning, vendor management, and unit work orders
