About the role
Key responsibilities & impact- Analyze chain of title and review preparation of Title Reports
- Ensure completeness of each title search and the correct order of attached documents
- Verify that all pertinent parties to the search were correctly researched and documented
- Review deeds, deeds of trust, mortgages, liens, judgments, settlement agreements, probate proceedings, easements, right-of-ways, and plats/maps
- Verify property ownership, encumbrances, and legal descriptions
- Summarize legal documents and court proceedings correctly and succinctly
- Analyze restrictions and adverse items and annotate their effect on property sale or usage
- Follow up on orders returned for corrections and conduct additional reviews before finalizing orders
- Handle title searches using online county information, title plant information, and local abstractor work
- Work across different states and counties each day
- Search commercial title five days per week, eight hours per day
- Plot legal descriptions for accuracy and completeness
Requirements
What you’ll need- 3+ years of experience in commercial title searches
- Understanding of title-search, title-chain, and property-ownership terminology and documents
- High attention to detail
- Ability to work independently while following quality standards
- Ability to multitask and review multiple orders simultaneously
- Proficiency with Microsoft Word, Adobe PDF, and other Office tools
- Ability to collaborate effectively and work as part of a team
- Ability to work under pressure in a fast-moving, deadline-driven environment
- Ability to plot legal descriptions for accuracy and completeness
- Knowledge and proficiency with platting software such as NetDeedPlotter and Metes&Bounds preferred but not required
