About the role

Key responsibilities & impact

Lead and review end-to-end economic and financial feasibility studies (launch, post-launch, and construction).
Update and validate macroeconomic, sectoral, and technical assumptions together with the Development, Engineering, and Sales/Commercial teams.
Perform complex scenario analyses, sensitivity tests, sales-velocity (sales curve) studies, and selling-price (PV) assessments to support decision-making by the Coordination and VP.
Monitor the portfolio and project inventory, consolidating actuals versus plan.
Lead the area’s monthly managerial closing process, identifying variances and proposing recommendations.
Ensure methodological consistency and alignment of data/bases between feasibility studies and Controllership.
Serve as the area’s focal point in interactions with Finance, Controllership, Engineering, New Business, and Sales/Commercial.
Act as a technical reference for the team, supporting development and reviewing deliverables from junior analysts and interns.

Requirements

What you’ll need

Bachelor’s degree in Engineering (Civil or Production/Industrial), Business Administration, or related fields.
Strong experience in real estate economic and financial feasibility modeling and analysis (VGV/GDV, IRR/TIR, NPV/VPL, margins, sales curve/velocity, and landbank analysis).
Advanced Excel skills for complex financial modeling, sensitivity analysis, and scenario planning.
Knowledge of the real estate market and familiarity with capital markets (CRI — real estate receivables certificates, FII — real estate investment funds/REITs, and debt structures).
Ability to prepare executive reports and presentations for senior leadership.
Autonomy to manage multiple projects and ability to conduct technical reviews of the team’s models.
Analytical profile with strong communication skills, ease in stakeholder management, and technical leadership to support the development of less experienced professionals.
