About the role
Key responsibilities & impact- Drive the strategic growth of LUXASIA’s retail business in the Philippines
- Identify, evaluate, and secure prime retail spaces in malls and high-traffic locations
- Lead lease negotiations with landlords, mall operators, and retail partners
- Develop relationships with key mall operators and retail partners to secure favorable lease agreements
- Monitor lease agreements, renewal deadlines, and contract terms
- Develop and implement retail expansion strategies aligned with LUXASIA’s business goals
- Assess market trends, competitor activities, and consumer insights to identify new business opportunities
- Optimize store layouts, locations, and business models to maximize sales and profitability
- Collaborate with Marketing, Retail Operations, and Finance for successful retail execution
- Analyze financial performance of retail locations and ensure revenue targets and profit margins are met
- Monitor operational costs and rental expenditures to drive cost efficiencies
- Prepare business cases and feasibility studies for new store openings, relocations, or closures
- Serve as the key liaison between LUXASIA and mall/retail partners
- Collaborate with brand principals and internal teams to align retail strategies with brand objectives
- Represent LUXASIA at industry events, networking activities, and trade discussions
Requirements
What you’ll need- Bachelor’s degree in Business Administration, Marketing, Real Estate, or a related field
- Minimum 10+ years of experience in business development, retail operations, or commercial leasing, preferably in the luxury or beauty industry
- Strong negotiation skills with a proven track record in securing retail spaces and lease agreements
- Strategic mindset with the ability to identify growth opportunities and optimize retail performance
- Excellent stakeholder management and relationship-building skills
- Strong analytical and financial acumen to assess business viability and profitability
- Experience working with mall operators and retail landlords in the Philippines is highly preferred
