About the role
Key responsibilities & impact- Assist with hands-on maintenance of building systems for safe, efficient, and proper operation of assigned properties
- Perform minor repairs and assist with operation, monitoring, and preventive maintenance of building systems
- Install, maintain, repair, and operate mechanical, electrical, and power generation equipment and systems supporting the critical environment
- Operate systems safely and efficiently in accordance with government regulations, company policies, and standard operating procedures
- Learn building control, electrical, and UPS systems using on-the-job training, operations manuals, and documentation
- Perform predictive, planned, preventative, and routine maintenance, equipment rounds, and service requests
- Assist with developing and improving preventative maintenance programs, schedules, work instructions, SOPs, and operational procedures
- Inspect and repair pumps, fans, valves, and motors
- Perform visual and operational inspections and interpret specifications, blueprints, and job standards
- Analyze and resolve work problems and achieve work goals
- Maintain time and production records and customer service requests
- Perform maintenance and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems
- Monitor and maintain refrigeration, water cooling, air conditioning, boilers, heating, ventilating, hot water equipment, pumps, valves, piping, filters, and other mechanical and electrical equipment
- Complete tenant service requests accurately and expediently
- Comply with building policies and procedures, including safe storage, usage, and disposal of hazardous materials
- Periodically act as the on-call engineer as requested by the supervisor
- Participate in emergency response procedures and technical and safety training programs
- Perform all work using proper safety equipment and in a safe manner
- Work evening third shift, 11PM–7AM, with the specified Sunday–Saturday shift schedule
Requirements
What you’ll need- A high school diploma or GED is required
- Minimum four (4) years of relevant experience in the building maintenance industry
- Accredited trade school degree in HVAC, electronic, or other industry related trade; union training and certification is also acceptable
- Must have Universal CFC certification or obtain it within 90 days of employment
- Must be a Member in Good Standing with the Local Union holding the Collective Bargaining Agreement for the site, or be willing to become a member upon acceptance by the Union
- Knowledge of safe and proper use of ladders, lifts, basic hand tools, voltmeter, manual drain auger, plumber's helper, safety goggles, ear protection, and fire extinguisher
- Ability to read and interpret safety rules, operating and maintenance instructions, procedure manuals, blueprints, specifications, and job standards
- Ability to write routine reports and correspondence, follow detailed procedures, forms, and data logging
- Ability to use desktop PC, cellular phone, tablet/iPad, copier/scanner, and other electronic tools
- Ability to use Microsoft Office products, especially Word, Outlook, and Excel, and CMMS systems
- Ability to calculate load balancing, proportions, percentages, area, circumference, and volume
- Ability to apply basic algebra and geometry
- Ability to solve practical problems and interpret written, oral, diagram, or schedule instructions
- Ability to stand, walk, reach, climb or balance, and stoop, kneel, crouch, or crawl
- Ability to lift/move up to 10 pounds regularly, 25 pounds frequently, and 50 pounds occasionally
- Candidates must be authorized to work in the United States without sponsorship
