About the role
- Install and manage the overall performance of JCI's Security Solutions security projects as assigned.
- Be self-motivated, leading a team of technicians/sub-contractors within an assigned project.
- Organize the program development effort, develop the security project plan, and monitor progress against the plan.
- Adhere to standardized procedures and processes while representing JCI and its interests to exceed customer satisfaction and meet financial commitments.
- Responsible for overall safety program compliance.
- Primary leadership and overall responsibility for security installation, engineering, and project planning project activities and deliverables as assigned.
- Be forward-thinking, alert, and reactive to business practices rendering poor or damaging results (i.e., inadequate schedules, delinquent/inappropriate buy-out, submittal approval, invoice approval, manpower, etc.)
- Manage risks and work with Project Delivery Teams to establish project recovery plans if required.
- Responsible for the accurate and timely reporting of assigned projects via operational and financial systems reporting.
- Provide updates to local leadership on current and forecasted performance.
- Evaluate and review overall subcontracting strategies and savings.
- Maintain relationships with customers and/or principals of the major subcontractors.
- Manage the security project scope management (planning, definition, verification, change order) process.
- Coordinate with the Installation Managers for resource allocation to meet program objectives.
- Oversee overall program asset management including project cost savings, progress billings, and payables.
- Ensure project document controls are in compliance with contract requirements.
- Meet or exceed the sold estimated margin dollars.
- Provide bi-monthly revenue forecast updates within the forecast tool.
- Submit submittals and blue lines.
- Provide accurate documentation for billing cycles for each project; to include AIA when required.
- Identify actions required to be taken in the event of deviation from the project's plan.
- Work with Project Sponsors, Business Development, Project Development, and Delivery Teams to identify and deliver program objectives.
Requirements
- Bachelor’s/Associates degree
- Certification as a PMI Project Management Professional (PMP) is also desired.
- Security Manufacture installation certifications.
- OSHA 30 certification.
- Minimum 5 years of direct Lead Technician installation/construction experience in the Security Building Installation/Construction Industry.
- Proven advanced security installation/construction skills and ability to work/manage large security projects.
- Must have a proven track record of managing large and complex security projects within time constraints and budget requirements.
- Must have the skills to install and manage, coordinate, and supervise the security installation and construction process from the conceptual development stage through installation/construction.
- Must possess an understanding of contract language and project accounting.
- Competence in written and verbal communication.
- Presentation skills and proficiency in speaking to audiences.
- Able to lead and direct diverse teams.
- Must possess personality traits that enable successful collaboration with Owners, Architects, Engineers, etc., involved in the planning and design process.
- Familiarity with standard construction industry software, including scheduling with MS Project and project reporting software.
- Personal computer working capabilities in MS Office (Excel, Word, PowerPoint), Adobe Writer, Visio, and basic Windows environment.
- Technical skills and good working knowledge and/or certifications in Card Access, CCTV preferred in C-cure, EST, Genetec, and Linnel.
- Preferred Certification preferred or ability to obtain CSPM (Certified Security Project Manager) within 6 months of employment in the position.
- 1-2 years Project Management - security industry or new construction experience preferred.
