About the role
- Lead large, sophisticated controls construction projects that are $1M or more in the North Carolina market.
- Be responsible for the profitable execution of assigned Projects.
- Work with Owners and contractor sales managers, branch installation managers and teams as needed to provide sales support activities early in the TAS and development process to provide guidance on strategy, vendor / partner's selection, scope improvements, value engineering, risk assessment etc. as needed.
- Ensure that assigned projects are done accurately, timely, billed, within budget and within scope of the contract.
- Maintain positive cash flow.
- Actively pursue selling change orders.
- Ensure work performed complies with state, local and Federal legal requirements and operates on the job with the highest ethics.
- Adhere and ensure Johnson Controls staff and subcontractors carry out to all safety standards.
- Responsible for following consistent and repeatable project management procedures and processes.
- Maintain an effective balance between customer happiness and project financial results.
- Act as the primary on-site leader for execution teams on assigned projects.
- Develop project schedules and complete according to plan for assigned projects.
- Evaluate the contractual scope of work and the impact of client issued bulletins, field directives and/or scheduling changes.
- Actively pursue additional work through change orders.
- Perform associated cost estimates, prepare proposals and negotiate final settlement price and customer acceptance.
- Lead costs, billings and collections.
- Complete project billings in a timely and accurate format to the client.
- Maintain profitability goals and positive cash flow.
- Review and interpret contract Terms and Conditions.
- Analyze financial reporting systems and project schedules to proactively address potential problems.
- Efficiently communicate project progress, issues and financial status to management as the need arises.
- Apply Microsoft Project to implement and evaluate job progress and risks.
- Handle risks and establish project recovery plans when required.
- Resolve disputes with minimal need for issue.
- Negotiate, prepare and issue subcontracts.
- Ensure project document controls comply with contract requirements and JCI standards.
- Oversee project construction for compliance with specifications, local codes and installation techniques.
- Handle the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.
- Develop and maintain viable long-term relationships with customers, consultants, prime contractors and subcontractors.
- Attend job progress meetings as the need arises.
- Ensure subcontractors understand expectations of the project.
- Coordinate customers-training requirements.
Requirements
- Bachelor's degree in construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture or an associate's degree with equivalent work-related experience.
- Minimum of eight years of direct project management experience in the Building Construction Industry.
- Management experience with projects related to Mechanical Retrofits, HVAC controls, BAS management, Fire management, and Security management systems is desired.
- Expectation that PMI/PMP (Project Management Institute, Project Management Professional) certification will be obtained within 2 years of employment in the position.
- Proven verbal and written communication skills.
- Must be able to communicate technical material to a non-technical audience.
- Proficient in Project Management software and financial accounting systems.
- Strong Personal Computer working capabilities in MS Office (excel, word, power point, project), Adobe Writer, Visio and basic Windows environment.
- Travel will vary on project assignment. Projects may exist outside of assigned geography. Able to implement projects of higher project and contract complexity. (Multiple subcontractors and multiple scopes of work)
