About the role
- Represent Investment Property Group in a positive and professional manner at all times
- Complete assigned work orders by diagnosing the source of defects or problems and making repairs per policies, procedures, safety standards, and code requirements
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items; track inventory used and notify supervisor of re-ordering needs
- Perform general park and facilities maintenance under minimum supervision to meet quality and efficiency standards
- Read individual meters monthly
- Clean grounds, amenities, and bathrooms daily
- Promote positive, proactive resident relations through fair and consistent treatment during resident interactions
- Assist with inspection of the property and all common areas each morning to detect maintenance problems
- Follow a preventative maintenance schedule
- Contribute to occupancy goals and promote a quality living experience by effectively performing maintenance tasks
- Serve as a resource for management and assist in developing more efficient maintenance methods
- Participate in after-hour and emergency coverage rotation schedule
- Use and maintain power tools and mechanical equipment safely
Requirements
- 1+ years prior experience as a Maintenance Technician at a manufactured or multi-family apartment community of 100+ units
- Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members
- Exceptional time management and problem-solving skills
- Must be able and willing to travel to properties nearby to assist with maintenance coverage as needed
- Experience with plumbing, sewer, irrigation, and general construction
- Knowledge of landscaping tools, techniques, and seasonal maintenance practices
- Superior customer service, attention to detail, and time management skill
- Dynamic self-starter who enjoys working with others and excels in a fast paced team-oriented environment
- A positive attitude and a team player
- Must have valid driver's license
- Preferred: Experience with irrigation and plumbing systems and repairs
- Preferred: Candidates with knowledge of outdoor maintenance and plant care
- Preferred: Experience operating landscaping tools and equipment (mowers, trimmers, blowers, hand tools)
