Estimating & Pricing: Review job scopes and ask clear questions. Create accurate and fair estimates. Compare vendor bids so pricing and scope match.
Vendor Sourcing & Negotiation: Find, vet, and manage vendors. Negotiate pricing and contract terms when needed.
Process, Organization & Documentation: Track bids, renewals, and vendor compliance. Handle the full process from site walk to tracking.
Client & HOA Support: Explain vendor options to boards and owners. Present price, quality, and risk clearly.
Operations & Problem Solving: Plan for snow season and emergency work. Step in when vendors fail or problems arise.

Requirements

What you’ll need

Experience in estimating, vendor management, or facilities/property services.
Strong understanding of pricing, scopes, and contracts.
Comfortable negotiating with vendors.
Very organized and detail-oriented.
Good written and verbal communication skills.
Able to explain decisions clearly to non-technical clients.
Experience with property management tools is a plus (Buildium, Asana, Google Drive).
