Own end-to-end performance strategy for each asset - providing oversight throughout the asset lifecycle and across asset classes (residential, retail, office)
Execute plans to maximize NOI, enhance performance, and monetize beyond rent (e.g., ancillary income), tracking ROI for all initiatives
Serve as the key interface between on-the-ground execution and executive leadership, synthesizing KPIs and strategic updates
Partner with property and facilities management teams to refine and elevate operational strategy
Conduct regular site visits to review execution quality, asset condition, and resident experience
Monitor financial performance and track against business plans, original UW, and budgets
Drive continuous performance review, diagnose root causes of underperformance, and lead course corrections
Lead on asset reporting cadence and prepare institutional-grade reports for capital partners and leadership
Collaborate with design, development, and construction teams to ensure delivery of the right product mix, specs, and amenities
Track execution of Capex plans and evaluate ROI of interventions
Oversee retail and office components across the portfolio, ensuring performance optimization aligned with brand
Define leasing strategy, monitor tenant mix, and manage broker relationships to drive occupancy and NOI
Monitor market comparables and re-tenanting opportunities to enhance asset value
Act as the central point of contact regarding asset performance, budgets, and key developments
Support capital events including refinancing, recapitalizations, and dispositions — preparing materials, managing processes, and leading capital partner communication
Monitor capital stack health, debt maturity timelines, and covenant compliance across the portfolio
Ensure assets adhere to internal governance, compliance, and risk management protocols
Oversee insurance coverage and renewals across the portfolio
Proactively identify and address operational risks, and ensure responsive action to any incident or coverage-related issues
Requirements
Bachelor’s degree in a related field (Finance, Real Estate, Economics, or similar)
5–10 years of experience in real estate with a strong operational and asset management background, preferably working for market leading real estate platforms
Experience with multifamily or other living sectors; hands-on knowledge of leasing, pricing strategy, operational metrics, and market dynamics
Direct involvement with other asset classes, such as retail / office
Track record of working with (or reporting to) institutional capital providers
Out-of-the-box thinker with a 'roll-up-your-sleeves' mindset
Adept at translating business goals into measurable performance targets
Strong technical background in excel and knowledge of RE software such as Argus
Comfort with ambiguity and evolving mandates, while maintaining institutional-level discipline
