About the role

  • Protect Enterprise's financial and legal interests by ensuring regulatory compliance during new construction and re-syndication.
  • Communicate and implement Enterprise Residential and agency policies/procedures at site level.
  • Train property managers and leasing staff on eligibility, income verification, and documentation standards.
  • Oversee tenant file processing and approval during initial lease-up and conduct pre-occupancy audits.
  • Manage re-syndication transitions, resident eligibility, and recertification coordination with legal and finance teams.
  • Maintain accurate records, submit required reports, and track critical compliance deadlines.
  • Stay current on federal, state, and local affordable housing regulations and interpret multi-program rules (LIHTC, HOME, PBV, RAD).
  • Provide guidance on regulatory impacts to leasing and operations.
  • Supervise compliance staff and spend significant time visiting properties in the market areas.

Requirements

  • Seven to ten years of experience as a Compliance Analyst reviewing affordable program files for Tax Credit and HUD properties.
  • Minimum of 3 years supervising a team of Compliance Analysts.
  • Affordable housing compliance experience; knowledge of HUD and Tax Credit requirements is a must.
  • Ability to set priorities and maintain annual work plan progress.
  • High School Diploma or G.E.D. required; Bachelor's degree preferred.
  • Strong financial acumen and ability to understand basic financial calculations.
  • Demonstrated experience in project management from inception to completion.
  • Leadership ability to lead, direct, and motivate others.
  • Strong organizational skills, follow-up, and ability to manage multiple priorities in a fast-paced environment.
  • Strong verbal and written communication skills in English.
  • Advanced problem-solving and reasoning skills.
  • Ability to read English to understand policies, procedures, and documentation.
  • Strong computer and keyboarding skills; proficiency in Microsoft Word and Excel, Yardi or equivalent, and ability to quickly master new applications.
  • Possess and maintain timely and reliable transportation.
  • Ability to travel to communities in the portfolio, up to 50% including out-of-state, overnight, and extended stays.
