About the role
Key responsibilities & impact- Oversee Service Project Managers and all aspects of commercial HVAC and plumbing projects
- Manage project costs, field labor, subcontractors/vendors, quality, safety, schedules, and customer expectations
- Champion project safety through safety meetings, incident investigations, and employee involvement
- Lead project execution through the complete project life cycle
- Plan work across all trades to meet code and project requirements on time and under budget
- Conduct and document operational project meetings
- Negotiate and prepare vendor and subcontractor purchase orders and evaluate submittals
- Set up projects and job-costing systems with labor, material, other, and subcontract cost codes
- Conduct monthly reports and cost reviews and communicate deviations to project stakeholders
- Drive cash flow through scheduling, billing, collections, and subcontractor cash management
- Coordinate lien waivers, state notifications, and tax documentation
- Coordinate project detail drawings and quality assurance
- Estimate change orders and obtain Vice President approval before customer submission
- Attend jobsite meetings, schedule deliveries, document site activity, review labor reports, requisition tools and materials, track RFIs, assist with permitting and inspections, approve invoices, and prepare reports and billings
- Build and maintain customer relationships with general contractors, subcontractors, vendors, and owners
- Monitor risk management documentation, contracts, insurance certificates, bonds, and notices to proceed
- Identify and develop field personnel
- Verify fabrication and equipment quality, accuracy, delivery, installation, and code compliance
- Finalize O&M and start-up manuals and coordinate start-up and commissioning
- Coordinate final inspections, punch lists, and as-built drawings
- Prepare customer warranty letters and conduct owner orientations
- Collect payments and retainage and close project financials and documentation
Requirements
What you’ll need- 4 Year Degree in Construction Management or applicable fieldwork experience in Plumbing
- Minimum 10+ years of verifiable Project Management experience working for a mechanical subcontractor in commercial HVAC and Plumbing
- Verifiable experience working on various projects at a time, including university buildings
- Effective verbal and written communication skills
- Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment
- Versed in the industry and the Company's competitors
- Ability to multitask and perform duties outside the scope of work when necessary
- Ability to climb stairs
- Ability to remain stationary, often standing or sitting for prolonged periods
- Ability to perform repeating motions involving the wrists, hands, and/or fingers
- Ability to adjust and/or move objects up to 20 pounds
