About the role
- Define site scope and project timeline for entitlements
- Allocate resources needed to entitle projects quickly
- Provide project updates on a consistent basis to internal and external stakeholders about strategy, adjustments, and progress
- Manage contracts with consultants by assigning tasks and communicating expected deliverables
- Monitor progress and adjust as needed
- Obtain necessary permits, approvals, and entitlements for sites quickly and correctly with minimum supervision
- Initiate construction starts within 30 days of entitlement completion
- Meet site budgets without compromising quality or compliance
- Support team with receptiveness to direction, and effective collaboration with both internal team and external stakeholders
Requirements
- 3-5 years of experience in construction permitting, entitlements, zoning, land use or a combination of these
- Degree in Civil Engineering, Urban Planning, Public Policy or other research-focused program preferred, but not required
- Ability to complete projects according to outlined scope, budget, and timeline with experience seeing projects through real estate kick off to construction start
- Ability to read, analyze and translate/summarize civil and building construction drawings – including irrigation, utility, and MEP plans
- Ability to read, analyze and translate/summarize government and legal code/statues = including Building Code, Land Use/Zoning, Development Ordinance, Code Enforcement Policies
- Excellent written and interpersonal skills - not afraid to make phone calls, negotiate and over-communicate both internally and externally with consultants and stakeholders
- Independently motivated and keen to work with a team - able to work independently on assigned projects and open to assist teammates and ask for help from teammates when needed
- Proven ability to solve problems creatively and resourcefully
- Strong organizational skills and extreme attention to detail
- Initiative and bias for action, on-time delivery, and operational excellence
- Honest and direct without any ego
- Ability to utilize, or quickly learn to use multiple software applications including Oracle, Bluebeam, and Protrack
