About the role

  • Develop new outdoor Advertising Assets and strategically manage and grow the region’s portfolio of real estate assets
  • Build and maintain relationships at all levels of government; work with State, County, and City officials on development and relocations
  • Strategically navigate federal, state & local regulatory environment; attend regulatory and public hearings
  • Make strategic and tactical decisions about site location, entitlements, design, budgeting, construction and/or acquisition of real estate assets
  • Negotiate existing and new lease agreements with favorable terms and work with legal counsel on zoning, relocation, permitting, and lease contract negotiations
  • Identify viable development opportunities including competitive inventory; pursue modernization of ordinances for current technology such as digital format
  • Work with Building, Electrical, General Contractors, Surveyors and Engineers; identify, secure, permit, and orchestrate building of new assets
  • Collaborate with the VP Real Estate and VP Public Affairs to achieve shared market goals and objectives
  • Manage Development Representative and join/select chambers of commerce/boards to represent Clear Channel Outdoor
  • Perform other duties as assigned

Requirements

  • Bachelor’s degree preferred or equivalent combination of education, training, experience, or military experience
  • Graduate degree or a real estate license preferred
  • 5 years real estate experience, preferably in charge of either significant portfolio management and/or the entitlement process for a real estate leasing/development firm
  • 2 years management experience required, preferably in a related field
  • Relevant experience in managing 3rd party vendors
  • Knowledge of market demographics
  • Ability to draft, read and comprehend complex and persuasive business correspondence
  • Ability to read and comprehend maps, blueprints, and site plans
  • Strong computer skills required for detailed research and analysis
  • Ability to understand and calculate basic IRR analyses and proformas
  • Extensive knowledge of real estate principles and practices with an emphasis on field work including lead generation and application of regulations
  • Knowledge of media and advertising industry, business cycles, key revenue and expense drivers
  • Proficient in Microsoft software applications (i.e., Word, Excel, Outlook, and PowerPoint)
  • Extensive experience responding to RFPs and creating exceptional proposals
  • Excellent verbal and written communications skills including acumen in delivering presentations
  • Valid driver’s license and access to a reliable vehicle
  • Occasional travel outside the market area for legislative sessions and company sponsored events and trade meetings
