About the role

Key responsibilities & impact
  • Coordinate tactics to achieve company goals and growth objectives
  • Underwrite new management opportunities to ensure sound and mutually beneficial business terms including rent rolls, operating statements, capital budgeting, and NOI projections
  • Analyze target markets, growth opportunities, and asset potential using industry data sources, market trends, competitor analysis, and enrollment metrics
  • Create stabilized pro forma budgets and income & expense projections
  • Prepare comprehensive market surveys and rental rate evaluations
  • Maintain a financial and operational database for internal tracking
  • Identify value-add opportunities and recommend strategic initiatives
  • Assist with underwriting and due diligence for acquisitions or new management contracts
  • Support KPI development and tracking
  • Conduct competitive analysis of property interiors, amenities, and resident services
  • Provide analysis of property staffing, payroll, and operational programming (utilities, trash, internet, etc.)
  • Identify potential business development contacts and coordinate outreach
  • Review and analyze T12s and provide side-by-side comparisons
  • Prepare presentations and reporting materials (PowerPoint proficiency required)
  • Additional duties as assigned.

Requirements

What you’ll need
  • Bachelor’s degree in Finance, Accounting, Real Estate, or a related Business field preferred
  • At least 1-3 years of experience in student housing, multifamily, real estate investment, consulting, or property management analytics.
  • Strong proficiency with Excel and financial modeling
  • CRM and analytic tools experience preferred
  • Working knowledge of GAAP principles
  • Ability to work independently and collaboratively
  • Strong time management and organizational skills; ability to meet deadlines
  • Excellent critical thinking, problem-solving, and communication skills
  • Yardi and/or Entrata experience preferred
  • Understanding of multifamily and student housing operations is a plus
  • Available for limited travel as needed
