Business Development Analyst

About the role
Key responsibilities & impact- Coordinate tactics to achieve company goals and growth objectives
- Underwrite new management opportunities to ensure sound and mutually beneficial business terms including rent rolls, operating statements, capital budgeting, and NOI projections
- Analyze target markets, growth opportunities, and asset potential using industry data sources, market trends, competitor analysis, and enrollment metrics
- Create stabilized pro forma budgets and income & expense projections
- Prepare comprehensive market surveys and rental rate evaluations
- Maintain a financial and operational database for internal tracking
- Identify value-add opportunities and recommend strategic initiatives
- Assist with underwriting and due diligence for acquisitions or new management contracts
- Support KPI development and tracking
- Conduct competitive analysis of property interiors, amenities, and resident services
- Provide analysis of property staffing, payroll, and operational programming (utilities, trash, internet, etc.)
- Identify potential business development contacts and coordinate outreach
- Review and analyze T12s and provide side-by-side comparisons
- Prepare presentations and reporting materials (PowerPoint proficiency required)
- Additional duties as assigned.
Requirements
What you’ll need- Bachelor’s degree in Finance, Accounting, Real Estate, or a related Business field preferred
- At least 1-3 years of experience in student housing, multifamily, real estate investment, consulting, or property management analytics.
- Strong proficiency with Excel and financial modeling
- CRM and analytic tools experience preferred
- Working knowledge of GAAP principles
- Ability to work independently and collaboratively
- Strong time management and organizational skills; ability to meet deadlines
- Excellent critical thinking, problem-solving, and communication skills
- Yardi and/or Entrata experience preferred
- Understanding of multifamily and student housing operations is a plus
- Available for limited travel as needed
