About the role

Key responsibilities & impact
  • Maintain an in-depth, up-to-date knowledge of the Québec real estate market
  • Develop and maintain a strong network within the brokerage community to position Broccolini as a buyer and preferred partner
  • Serve as the primary point of contact for brokers and ensure proactive, consistent communications to maintain a strong flow of opportunities
  • Conduct regular follow-ups with brokers on all active files
  • Attend industry events and maintain an active, visible presence in the market
  • Build a reputation as a credible, decisive, relationship-focused player
  • Organize broker dinners, presentation roadshows and other relationship-development activities to strengthen Broccolini's market presence
  • Quickly and rigorously identify and assess new opportunities to determine which warrant deeper analysis
  • Perform preliminary financial analyses and feasibility assessments before handing files to the development team
  • Apply sound market judgment to evaluate land and property opportunities against Broccolini’s investment criteria
  • Maintain a structured pipeline and protect the development team’s capacity by prioritizing only quality opportunities
  • Identify, financially analyze and execute real estate and land investment opportunities
  • Dispose of assets that have reached their full potential for Broccolini
  • Have a detailed understanding of the financial, construction and municipal parameters required for project success
  • Negotiate letters of intent (LOIs) and purchase and sale agreements (PSAs) in collaboration with legal and finance teams
  • Manage due diligence processes and coordinate internal and external stakeholders
  • Track and report transaction performance indicators, including vacancy rates and lease expirations
  • Lead the end-to-end renewal and relocation process for large-scale spaces, from marketing through execution
  • Act as the primary liaison with institutional partners for major renewals and vacancies, including participation in monthly calls with partners
  • Promote alignment among internal stakeholders to ensure optimal outcomes
  • Provide market data, asking rents and leasing activity required for accounting reports and partners on a monthly, quarterly and annual basis (depending on the portfolio)
  • Work closely with the property management team
  • Coordinate with the marketing team on email campaigns, broker communications and brand positioning initiatives within the brokerage community
  • Support and advise senior management on strategic real estate issues
  • Develop a long-term strategic plan for the Montreal market to support sustainable growth
  • Proactively contribute to the real estate investment committee and other relevant leadership forums

Requirements

What you’ll need
  • University degree in real estate, business administration, finance or a related field, combined with 10+ years of experience in real estate acquisitions or development
  • Established network within the brokerage and real estate investment community in Québec, with a proven ability to build and maintain relationships with brokers, partners and internal stakeholders
  • Strong transaction instincts, with the ability to rapidly assess and filter opportunities with conviction; solid financial acumen and experience in financial structuring is an asset
  • Extensive experience managing the end-to-end leasing process, with a good understanding of development, construction and municipal zoning, approvals and permitting processes in Québec
  • Excellent written and verbal communication skills in French and English, strong negotiation skills and strong commercial acumen
  • Ability to influence without formal authority, collaborate effectively across teams, and maintain a strategic overview while diving into details when required
  • Highly action-oriented, excellence- and results-driven, with an entrepreneurial mindset and the ability to work autonomously
  • Highly organized, with experience using CRM tools
