Property Accountant
BGOProperty Accountant managing property accounts and financial information for clients at BGO Properties. Responsible for financial reporting, cash flow management, and tenant invoicing.
About the role
Key responsibilities & impact- Produce monthly Financial Statements according to IFRS/ASPE or as specified by client policy/requirements
- Provide supplementary reporting as required by the client
- Utilize budgets and other tools to analyze variances
- Reconcile, analyze and understand all Balance Sheet accounts
- Prepare and record operating costs and realty tax adjustments monthly
- Ensure all HST and other legislated taxes and assessments are reconciled and remitted on a timely basis
- Monitor cash flows positions with special attention to monthly mortgage payments, payroll billings, management fees, property taxes, HST remittances, capital and leasing costs, and any other major monthly expenditure
- Anticipate future cash deficiencies and arrange for funding (cash management)
- Determine surplus funds for distributions to owners
- Support site in reconciliation and invoicing of tenants as due
- Supply tenant analysis and statements of accounts as required
- Complete year end operating cost adjustments and tenant billings for assigned properties within 90 days of operating year end
- Prepare property budgets within assigned deadlines
- Provide input/feedback for improving procedures and initiating quality and efficiency enhancements
- Communicate efficiently and effectively, in a professional manner, with all BentallGreenOak employees and clients
- Assist in covering for vacation and absenteeism

Requirements
What you’ll need- Enrolled in 3rd/4th level of CPA program or equivalent post-secondary program
- 1-2 years commercial/retail property accounting experience an asset, including full cycle property accounting, CAM/Tax recoveries, and financial statement preparation
- ability to communicate effectively, both oral and written
- ability to develop and sustain cooperative working relationships
- ability to allocate one’s time effectively, work under pressure, and meet tight deadlines
- advance skills in Excel, Word, and other Microsoft Office programs
- knowledge of Yardi an asset
- a criminal verification check is required for employment.
