Maintain a safe and secure work environment through active participation in site planning, Safety Plan review, JHA approvals, on-site tool box talks and conducting site walks with the Lead Construction Manager
Assist the Senior Project Manager and Construction Manager to ensure code and project requirements are met
Understand the Project Budget and coordinate management of Contract delivery types (GMP, Lump Sum, Concession Agreement)
Oversee set-up of the Project Job Management System (Procore) for Change Management and Document Control following Company SOPs
Negotiate and prepare vendor purchase orders and subcontracts to support project schedule milestones
Participate in Hand-off meeting from Development establishing project goals and client expectations
Participate with Project Superintendent to establish site utilization plans focused on cleanliness, access control and safety
Participate in establishment of the Baseline Schedule with focus on Energy Savings requirements and milestones
Prepare monthly project reports and cost reviews using Job Management and Accounting Platforms
Lead or participate in establishment of the Project Schedule of Values for monthly payment applications
Lead implementation of the Project Specific Quality Assurance Plan
Lead Change Management process from RFIs, Drawing Revisions, and Client Directives from issuance to resolution
Document meetings with Agendas and Meeting Minutes for Company team, Vendors/Subcontractors, and Client
Manage and update the project schedule with accurate information and communicate issues with mitigation plans
Identify and manage Risk Log items with project leadership
Build and maintain strong customer relations with subcontractors, vendors and Client
Manage and develop Assistant Project Managers
Participate in industry organizations and community opportunities to promote the company and its goals
Requirements
4 Year Degree in Construction Management, applicable Engineering OR applicable field experience and 3+ years of experience
Effective presentation, verbal and written communication skills
Demonstrates emerging leadership skills and willingness to address challenges and resolve issues
Ability to manage safety, financial performance and client expectations
Ability to multitask and willing to perform additional duties as necessary
Travel 25-40% to job site(s)/office location
Physical ability to climb stairs, ascend/descend ladders, stand or sit for prolonged periods, repeat wrist/hand motions, and move objects up to 20 pounds
Experience managing subcontractors, vendors, and project teams
Experience with project budgeting, contracts (GMP, Lump Sum, Concession Agreement), bonds, insurance, and reporting
Experience using Job Management and Accounting Platforms (e.g., Procore)
