About the role
- Oversee all aspects of the implementation of the Contract for a Delivery Project, or a portion of an IS Delivery Project.
- Manage the financial aspects of the Project, Subcontractors, Vendors, Client relationships and delivering a safe, quality outcome the meets or exceeds Company commitments.
- Maintain a safe and secure work environment through active participation in site planning, Safety Plan review, JHA approvals, on-site tool box talks and conducting site walks with the Construction Manager.
- Is the key resource for the Project Executive and Vice President for all project scope to ensure code and project requirements are met.
- Manage the Project Budget and understand and can execute the management of the Contract delivery type - Guaranteed Maximum Price (GMP), Lump Sum, or Concession Agreement.
- Manage and understand the requirements of the Contract, including bonds, insurance, notifications, schedules, reporting, costs and energy savings requirements.
- Oversee the set-up of the Project Job Management System (Procore) for all Change Management and Document Control procedures following Company SOPs.
- Negotiate and author vendor purchase orders and subcontracts in a timely manner to support the project schedule milestones.
- Lead in the Hand-off meeting from Development that establishes project goals, parameters and client expectations.
- Oversee the Project Team in establishment of the site utilization plan with a focus on cleanliness, access control and overall safety of our employees, client personal and public.
- Understand the importance of this document as a Safety and Contract Document.
- Oversee the establishment of the Baseline Schedule for the project with a focus on all Energy Savings requirements and milestones.
- Ensure accurate, timely and pertinent monthly project reports and cost reviews with project leadership utilizing current information from the Job Management and Accounting Platforms.
- Ensure the implementation of the Project Specific Quality Assurance Plan, including proper documentation to the client and all Subcontractors / Vendors.
- Ensure the Change Management process on the project from RFI Affect Letters, Drawing Revisions, and Client Directives from issuance to resolution is maintained and executed with accuracy and timeliness.
- Ensure Agendas and Meeting Minutes from all regular project meetings with the team, Vendors and Subcontractors, and Client are created and distributed.
- Communicate and manage mitigations plans for all Risk Log items with project leadership.
- Work seamlessly with the leadership of all divisions.
- Build and maintain strong customer relations with subcontractors, vendors and Client, ensuring a predictable outcome in alignment with the Client and the Companies energy goals.
- Participate in industry organizations and look for opportunities to be involved with the community to promote the company and its goals.
- Manage and develop all Project Managers.
Requirements
- 4 Year Degree in Construction Management, applicable Engineering, Architecture, OR applicable field experience.
- 8+ years of experience
- Effective presentation, verbal and written communication skills.
- Demonstrates leadership skills and has the willingness to address challenges, resolve issues, and motivate others while maintaining relationships.
- Influences outcomes by being resourceful and maintaining focus on safety, financial performance and client expectations.
- Ability to multitask and willing to perform additional duties as necessary.
- Proficiency with Microsoft Suite and Procore
