Land and Property Asset Analyst III
Auren EnergiaManage contracts and third-party providers for occupancy monitoring and remote sensing, and validate deliverables and compliance. Lead complex property regularization processes, coordinate field inspections and provide technical and legal support to internal stakeholders.
About the role
Key responsibilities & impact- Contract and third-party management
- Monitor and oversee the execution of contracts from third-party companies responsible for managing occupancies along reservoir margins and remote sensing via satellite imagery for detection of occupancies/land-use changes (SLAs, service levels, reports and compliance).
- Validate deliverables, control deadlines, implement corrective action plans and support contract amendments and reviews.
- Conduct alignment meetings, technical briefings and field/document audits with the service provider.
- Management of occupancies and area concessions
- Map, classify and keep the inventory of occupancies up to date (type of use, status, risks, frequency of inspections).
- Conduct area concession/usage processes (technical analysis, draft agreements, term, adjustments, guarantees, entry/exit inspections).
- Monitor defaults, breaches and irregularities, proposing administrative and legal measures.
- Inspections, expert reports and diligences
- Plan and participate in field inspections and judicial/extrajudicial expert assessments on properties.
- Prepare technical reports, photographic records, sketches and technical opinions.
- Coordinate actions with internal teams (Operations, Environment, Legal) to mitigate risks and respond to inspections by public agencies.
- Property regularization
- Lead complex property regularization processes end-to-end (strategy, prioritization, execution and completion).
- Act as a reference on applied real estate law topics, including public records, easements, expropriations, rectifications and title consolidations.
- Structure legal and land tenure solutions for critical or non-standard situations.
- Ensure governance of registry processes, including deadline control, legal requirements and interface with notary offices, public agencies and strategic stakeholders.
- Information provision and institutional relations
- Respond to public agencies and third parties with technical information about properties and occupancies.
- Prepare formal responses (official letters, emails, memoranda), ensuring traceability of data and records of interactions.
- Maintain channels of communication with surrounding communities and local representatives, when applicable.
- Data management, systems and information governance
- Update and maintain corporate systems and databases (property registry, occupancies, contracts, georeferencing, regularization).
- Ensure integrity, consistency and version control of information (documents, metadata, attachments).
- Integrate and update GIS/maps and dashboards for operational monitoring.
- Promote integration with analytical tools and dashboards to increase visibility and data intelligence.
- Manage the remote sensing contract, satellite imagery and occupancy detection, updating reports and providing periodic information to other departmental areas (Sustainability, Legal, Operation & Maintenance).
- Compliance, risk and regulatory conformity
- Ensure adherence to legislation, internal standards, conditions and land-use/occupancy guidelines.
- Identify, classify and report land tenure, operational and legal risks, proposing mitigation plans.
- Support internal/external audits and respond to non-conformities with action plans.
- Legal-administrative support
- Provide the Legal team with documents, facts and analyses for defenses, agreements and administrative measures.
- Draft technical minutes, notification terms and related instruments under guidance.
- Manage protocols, deadlines and schedules for administrative/judicial proceedings.
- Indicators, reports and executive communication
- Consolidate KPIs (e.g., number of regularized occupancies, response time to agencies, % of updated data, SLA compliance).
- Prepare management reports and executive materials for committees/board (status, risks, required decisions).
- Maintain delivery schedules and a pipeline for regularization/inspections.
- Continuous improvement and standardization
- Propose process improvements, templates, checklists and workflows.
- Contribute to internal/third-party training, strengthening standards for field and document practices.
- Lead digital transformation initiatives and routine automations.
- Comply with internal rules, instructions and procedures (quality, occupational safety, environmental safety, environment, preventive medicine and others), following all guidance and adopting preventive actions to ensure good environmental and working conditions.
Requirements
What you’ll need- Education: Bachelor's degree in Administration, Engineering, Geography, Law or related fields.
- Driver’s license: Category B.
- Knowledge of cartography, property regularization and supervision of third-party teams.
- Land tenure and registry – Reading and interpreting property titles, annotations, easements and notarial documents.
- Knowledge of property regularization procedures (rectification, subdivision, consolidation, court-issued land letters).
- Environmental and Water Resources – Understanding of Permanent Preservation Areas (APPs), buffer zones and rules for use/occupancy along reservoir margins.
- Knowledge of environmental inspection procedures and requirements of environmental agencies.
- Inspections, Field Work and Expert Assessments – Basic methodologies for site inspections, photographic records, sketches and preparation of technical reports.
- Routines for judicial/extrajudicial expert assessments and interaction with multidisciplinary teams.
- Contracts and Third-Party Management – Principles of contract management (SLAs, deliverable analysis, amendments).
- Procedures for area concession/usage and monitoring of irregularities.
- Systems, Data and GIS – Use of property registry systems and data governance.
- Knowledge of GIS systems (QGIS/ArcGIS).
- Institutional Relations – Protocols for responding to public agencies, notary offices and third parties.
- Ability to draft official letters and technical responses.
