About the role
Key responsibilities & impact- Prepare detailed, accurate, and competitive cost estimates and quotes for commercial maintenance and construction projects by reviewing project plans, specifications, field technician reports, site photos, and related documentation
- Identify and quantify labor, material, equipment, and subcontractor costs for each project, ensuring pricing is accurate, competitive, and aligned with ARM's margin and service objectives
- Source and secure competitive material pricing across a variety of trades — including hardware, flooring, masonry, doors, locks, and plumbing — in support of estimating and service delivery operations
- Develop and maintain strong relationships with suppliers and subcontractors to ensure pricing diversification and ongoing cost savings; identify new suppliers through market research, referrals, and networking
- Maintain supplier scorecards and an updated database of costs, suppliers, and subcontractors to support accurate pricing and sound sourcing decisions
- Develop, write, and assemble detailed proposals tailored to each client's job requirements, ensuring they are professionally presented, compliant with RFP/RFQ requirements, and submitted on time
- Field and process on-site scope adjustments and pricing increase requests for active work orders, communicating clearly to internal teams and stakeholders
- Track and analyze bid results, pricing trends, and win rates; analyze project and supply chain risks and provide value engineering and cost mitigation solutions to optimize pricing without compromising quality or scope
- Update internal and client portals with accurate, timely pricing communications and documentation; resolve pricing discrepancies with suppliers and vendors professionally while maintaining organized records of all pricing, purchases, and contracts
Requirements
What you’ll need- 3+ years of experience in estimating, pricing, purchasing, or procurement role within construction or facilities maintenance, with demonstrated responsibility for developing cost estimates and managing supplier pricing
- Strong understanding of cost estimating fundamentals, procurement processes, and supplier sourcing, including the ability to review and interpret project plans, specifications, field reports, and site photos
- Demonstrated ability to produce accurate, detailed cost estimates across labor, materials, equipment, and subcontractor scopes
- Excellent written and verbal communication skills with the ability to develop clear, professional, client-ready proposals
- Strong organizational skills with the ability to manage a high volume of active estimates, quotes, and supplier communications simultaneously
- Proficient in Microsoft Office Suite (with intermediate Excel experience); able to learn and navigate estimating, procurement, ERP, work order management, or client portal platforms
- High School Diploma or GED required; Associate's or Bachelor's degree in Construction Management, Business Administration, Supply Chain Management, Engineering, or a related field preferred
