About the role

  • Develop and execute comprehensive marketing strategies for communities across all lifecycle stages (new development, acquisition, lease-up, renovation, stabilized) to maximize occupancy, rental rates, and alignment with company goals.
  • Lead renewal marketing strategy to drive year-over-year resident retention.
  • Lead, mentor, and develop the marketing team, fostering creativity, collaboration, and continuous improvement.
  • Create, review, and approve marketing training programs and documentation to ensure field and corporate teams are equipped for success.
  • Leverage market research, customer insights, and sales feedback to refine strategies and campaign execution.
  • Identify, test, and pilot new marketing channels, tactics, and technologies to improve performance, efficiency, and resident engagement.
  • Develop and execute integrated, multi-channel marketing campaigns (digital, social, partnerships, print, events, etc.) aligned with brand standards and targeted audience segments.
  • Translate agency strategies and creative concepts into clear, actionable execution plans for field teams.
  • Define campaign objectives, timelines, deliverables, and communication protocols to ensure consistent execution.
  • Champion brand consistency across all channels, campaigns, and community-level executions.
  • Collaborate with brand and creative teams to translate brand positioning into actionable marketing programs that drive performance and engagement.
  • Ensure brand positioning is consistently and effectively represented across community-level marketing, promotions, and resident-facing touchpoints.
  • Ensure campaigns and messaging align with key cultural, academic, and social trends and calendar moments to maximize relevance and engagement.
  • Develop training resources and provide ongoing support to field teams throughout campaign rollouts.
  • Coordinate logistics, asset distribution, and resource allocation to ensure timely execution.
  • Capture field feedback and performance insights to optimize future campaigns.
  • Foster collaborative agency partnerships that encourage innovation and proactive problem-solving.
  • Manage agency and vendor relationships to ensure cost efficiency, quality, and compliance with brand guidelines, legal requirements, and company policies.
  • Oversee contract negotiations, scopes of work, budgets, and performance reviews to maximize value and ROI.
  • Establish clear communication, expectations, and KPIs to drive accountability and continuous improvement.
  • Identify, evaluate, and secure national and local partnerships aligned with brand values and target audiences.
  • Negotiate partnership agreements, including co-marketing and revenue-sharing opportunities.
  • Collaborate with partners on promotions, events, and content to expand reach and engagement.
  • Develop scalable partnership frameworks and ensure contract compliance with legal and finance teams.
  • Define and monitor KPIs to evaluate marketing effectiveness, ROI, and progress toward company goals.
  • Analyze campaign performance using reporting tools and systems, delivering data-driven insights and optimization recommendations.
  • Continuously assess market conditions and demographics to inform promotional strategies and initiatives.
  • Contribute to the evaluation, selection, enhancement, and implementation of marketing systems and technology platforms.
  • Partner with IT and cross-functional teams to integrate marketing systems with CRM, PMS, and analytics tools.
  • Support requirements gathering, testing, and deployment to improve operational efficiency and campaign performance.
  • Manage portfolio-level marketing budgets to ensure alignment with business objectives, leasing goals, and ROI targets.
  • Allocate and adjust marketing spend across communities and channels based on performance insights and results.
  • Collaborate with Operations and Asset Management to align budget planning with operational priorities.
  • Partner with product, digital, content, and analytics teams to align campaign objectives, messaging, and target audiences.
  • Partner with Operations and Asset Management teams to ensure seamless implementation and marketing initiatives and aligned budget planning with operational capabilities and resource allocation.
  • Partner closely with brand leadership to ensure marketing strategies, campaigns, and execution align with brand positioning, voice, standards, and company goals.
  • Facilitate cross-functional workshops planning sessions to develop integrated campaign strategies and execution plans.
  • Coordinate timelines and resource allocation across teams to ensure synchronized campaign development and execution.
  • Design and manage a resident rewards program that drives engagement, loyalty, and advocacy.
  • Secure partner offers and experiences that enhance resident value.
  • Monitor participation, performance, and feedback to continuously refine the program.
  • Develop training and promotional materials to support field-level execution.
  • Coordinate deployment of traveling marketing resources to communities with staffing gaps or execution challenges while assessing community needs and align specialist skill sets to support effective implementation.
  • Establish objectives, monitor progress, and provide ongoing guidance to ensure successful outcomes.
  • Represent the company at industry events, conferences, and trade shows to build brand awareness and thought leadership.
  • Deliver presentations and insights to internal leadership, partners, and external audiences.
  • Travel to support community marketing efforts and engage with stakeholders.

Requirements

  • Bachelor’s degree in business, marketing, or related field and/or equivalent combination of education and experience
  • 10+ years’ experience in the student/multi-family housing industry; or equivalent combination of education and experience.
  • 5+ years’ experience in a leadership / management role.
  • Proven experience managing agency and vendor relationships, including contract negotiation, performance management, and ROI optimization.
  • Demonstrated experience developing and managing strategic partnerships that drive brand value, engagement, and business results.
  • Proficiency in campaign management, digital marketing, social media strategies, and creative marketing initiatives.
  • Exceptional analytical skills with the ability to interpret data and make informed decisions.
  • Strong understanding of market trends, consumer behavior, and effective marketing strategies.
