About the role

  • Ensure technical excellence, standardization, economic efficiency and continuous improvement of building maintenance and utilities processes across the company's portfolio;
  • Define corporate guidelines for preventive, corrective and predictive maintenance;
  • Standardize processes, KPIs, technical policies and operational routines;
  • Develop handbooks and technical procedures for the portfolio;
  • Disseminate best practices across properties;
  • Monitor technical and financial maintenance indicators;
  • Identify deviations, opportunities and significant risks;
  • Support shopping centers in developing action plans;
  • Consolidate executive reports for leadership;
  • Support lifecycle strategy for critical assets: HVAC, electrical systems, pumps, elevators/escalators, SDAI, generators, hydraulics;
  • Prioritize technical CAPEX based on risk and return;
  • Pursue OPEX reduction and productivity gains;
  • Review contracts and technical scopes;
  • Support strategic tenders and procurements;
  • Promote productivity without sacrificing quality;
  • Monitor legal and regulatory compliance;
  • Support mitigation of critical technical risks;
  • Ensure action plans for audits and inspections;
  • Act proactively on regulatory matters;
  • Lead corporate innovation initiatives: Automation, IoT, energy efficiency, ESG, digitalization, CMMS / BI / dashboards;
  • Conduct pilots and national rollouts;
  • Provide technical leadership and influence to local teams;
  • Train and develop maintenance managers and teams;
  • Foster a performance-driven culture and an ownership mindset.

Requirements

  • Bachelor's degree in Mechanical, Electrical, Civil or Production Engineering;
  • Postgraduate degree preferred;
  • Solid experience in building maintenance / facilities / utilities;
  • Ability to manage multiple units, KPIs and financial management;
  • Experience with contracts and suppliers, matrix organizational structures and technical crisis management;
  • Experience in shopping centers and multi-site portfolios; energy efficiency experience is a plus;
  • Advanced Power BI and Microsoft Office skills;
  • Knowledge of ESG and building automation;
  • Availability to travel required.
