About the role

Key responsibilities & impact
  • As a Senior Project Manager within AEI’s Building Assessment division, your primary responsibilities will include performing increasingly complex Property Condition Assessments of existing commercial properties
  • Monitoring new construction or renovation projects
  • Assisting with energy and ADA audits
  • Assessing and reporting on the property condition of various commercial projects such as multifamily residential, office, hospitality, retail, industrial, educational, religious, recreational, medical, and assisted living property types, as well as manufactured housing and marinas
  • Making forensic assessments of major building systems and distressed conditions
  • Taking photos of site and building system conditions
  • Conducting basic interviews and research covering property maintenance history
  • Completing technical reviews of PCAs
  • Training and mentoring junior level Project Managers
  • Serving as Team Lead during complex site visits
  • Making recommendations for maintenance and probable costs for building systems
  • Interacting with clients and other professionals during site visits
  • Participating in conference calls with clients
  • Writing clear and concise condition and status reports
  • Conducting public records research regarding building, zoning, and fire code violations
  • Conducting periodic site visits to monitor construction, review contractors’ requisitions for payment, and recommending the release of construction funds
  • Observing general compliance of as-built conditions with the contract drawings and specifications
  • Reviewing construction schedules, trade payment breakdowns, job cost reports, and payment requisitions
  • Managing multiple projects
  • Delivering outstanding client service with timely responses and proactive solutions

Requirements

What you’ll need
  • 8 to 12+ years of previous experience performing forensic assessments of major building systems and conditions
  • 2+ years of experience performing Property Condition Assessments required
  • Knowledge and experience in assessing various property types
  • Knowledge of the entitlement/permitting process and construction delivery methods and agreements
  • Familiarity with construction best practices, general building codes, and various building types
  • Previous construction administration, construction management, architecture, engineering or similar experience
  • Previous experience performing PCAs or related projects
  • Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments
  • Passion for being detail oriented and organized
  • Proficiency in Word, Excel, and Outlook
  • Advanced writing and communication skills
  • Personable and able to communicate with people at all levels
  • Willingness to travel if necessary
  • Self-starter, resourceful, and the ability to work productively and independently on multiple projects at a time under strict deadlines with guidance from senior staff
  • Ability to occasionally climb ladders to access two and three story, low-slope roofs
  • Ability to work outside and navigate stairs, sites, and building interiors
