About the role
- Perform Capital Needs Assessments of existing commercial properties
- Monitor new construction or renovation projects
- Assist with energy and ADA audits
- Make forensic assessment of major building systems and distressed conditions
- Conduct basic interviews and research covering property maintenance history
- Make recommendations for maintenance and probable costs for building systems
- Write clear and concise condition and status reports
- Conduct periodic site visits to monitor construction
- Observe general compliance of as-built conditions with the contract drawings and specifications
- Review construction schedules, trade payment breakdowns, and payment requisitions
- Manage multiple projects
- Deliver outstanding client service with timely responses and proactive solutions
- Training and mentoring staff on inspection and workflow practices
- Complete routine report revisions and reviews
Requirements
- Familiarity with construction best practices, general building codes, and various building types
- Knowledge and experience in assessing various property types preferred
- Advanced writing and communication skills
- Willingness to travel
- Self-starter, resourceful, and ability to work productively and independently on multiple projects under strict deadlines
- Ability to occasionally climb ladders to access two and three story, low-slope roofs
- Experience with Fannie Mae, Freddie Mac, or HUD guidelines as well as Property Needs Assessments is a plus
- Proficiency in Word, Excel, and Outlook
- Bachelor’s degree in architecture, engineering or construction management
