About the role
Key responsibilities & impact- Lead technical due diligence on candidate data center sites, covering power, land, utilities, entitlements, environmental, geotechnical, and civil constraints
- Define investigation priorities and confirm findings answer transaction team questions
- Direct review of developer budgets, long-lead equipment pricing, and reimbursable cost exhibits
- Direct review of developer schedules, including critical path, sequencing, long-lead equipment, and utility milestones
- Own the risk picture for each site; grade findings, assign owners and next steps, quantify exposure, and drive mitigation to closure
- Distinguish secured evidence from developer statements and communicate confidence appropriately
- Escalate serious findings with impact and recommended options
- Serve as client single point of contact through the deal cycle
- Summarize findings for decision makers and provide technical input for term sheet and lease negotiations
- Scope, direct, and manage third-party consultants and review deliverables for quality
- Manage day-to-day interfaces across internal teams, developers, and client groups
- Maintain the single source of truth for diligence status, open items, decisions, and risks
- Produce lease-execution handover records and transfer sites to the delivery team
- Build repeatable diligence approaches, checklists, and templates as deal volume grows
- Adhere to applicable SOX control responsibilities
Requirements
What you’ll need- Minimum 10 years of relevant experience
- Data center development, mission critical facilities, or complex technical and hyperscale buildings experience
- Working understanding of data centers, including power, cooling, and long lead equipment
- Ability to interrogate developer cost and schedule submissions and identify critical path risks
- Thorough knowledge of program and risk management methods and best practices
- Proven ability to run several deals concurrently, prioritize with incomplete information, and make sound judgment calls
- Self-starter who takes initiative and adapts quickly
- Ability to read, understand, and communicate contract requirements, construction drawings, and specifications
- Ability to interpret construction methods
- Excellent written and verbal communication skills, including briefing senior stakeholders concisely
- Technological proficiency, including MS Suite and Google Workspace
- Ability to understand and follow site HSSE policies
- A degree is not required
