About the role
Key responsibilities & impact- Support the evaluation and execution of Rubix’s land acquisitions, including direct real estate transactions and acquisitions of entities holding land
- Build and own deal models for land opportunities, real estate transactions, options, long leases, and M&A transactions
- Model acquisition economics, financing, holding costs, development phasing, and the path to revenue generation
- Model power and interconnection economics, including power purchase agreements, grid connection terms, queue position, deposits, and milestone payments
- Calculate and explain IRR, NPV, and capital tied up in each deal
- Run sensitivity, scenario, downside, and stress-case analyses
- Maintain a consistent modelling approach across deals
- Convert models into clear go/no-go business cases with recommendations
- Write investment papers and decision materials for the Director, executive leadership, and investors
- Translate technical, legal, tax, and engineering inputs into understandable financial assumptions
- Lead financial due diligence on target land and entities
- Assess balance-sheet items, liabilities, tax exposure, contracts, entitlement, permitting, zoning, planning approvals, and grid connection status
- Track diligence findings and incorporate them into models and business cases
- Support negotiations on price, structure, and key terms
- Collaborate with Land Acquisition & Energy, Engineering & Design, Legal & Tax, and Finance & Strategy
- Report to the Director, Underwriting & Investment Analysis
- Work as a hands-on individual contributor, with potential to build and lead a small analyst team as deal volume grows
Requirements
What you’ll need- 6 to 8 years of experience in corporate development, investment banking, private equity, transaction services, or infrastructure/project finance
- Strong financial modelling skills, including building deal models from a blank sheet and defending every line
- Hands-on experience supporting M&A or real estate transactions through diligence and execution
- Clear written communication and ability to produce executive-level one-page recommendations
- Exposure to data centers, energy/power, real assets, or other capital-heavy sectors is useful but not required
- Understanding of project finance and risk allocation across development, construction, and operations is useful but not required
- Experience working across jurisdictions is useful but not required
- Comfort working in a fast-moving, early-stage environment with high ownership
