About the role
Key responsibilities & impact- Oversee the operation and scheduled maintenance of HVAC and electrical equipment, plumbing systems, and building interior repair.
- Work with outside vendors on scheduled maintenance of various building systems.
- Work with colleagues and tenant customers to complete work orders and resolve building system issues.
- Respond to after-hour unscheduled emergencies, when needed.
- Perform other basic tasks as required, such as hanging bulletin boards, changing bulbs, setting up office furniture, janitorial services, etc.
- Comply with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
- Oversee and inspect work performed by service vendors and contractors to ensure compliance with contracts.
- Routinely inspect building systems including fire alarms and extinguishers, HVAC, EMS system, and plumbing to ensure operation of equipment is within design capabilities.
- Maintain facility records and documentation, including equipment manuals, warranties, building drawings, and inspection reports, ensuring files are current.
- Administer the facility work order system: log, prioritize, assign, and track service requests through completion.
- Coordinate vendor contracts, service agreements, purchase orders, and invoice processing for facility-related services.
- Schedule preventive maintenance, inspections, and vendor site visits, and maintain the facility maintenance calendar.
- Track facility expenditures against budget, obtain vendor quotes, and assist with annual facility budget planning.
- Maintain safety and compliance records (fire/life safety inspections) and support space planning, office moves, and furniture coordination.
- Managed end-to-end receiving, inspection, tagging, storage, and tracking of incoming equipment and materials using Costpoint and eQuip, ensuring accurate inventory and property records.
- Coordinated domestic commercial and military shipments by packaging materials to regulatory standards, selecting cost-effective carriers, and preparing required shipping documentation, including DD Form 1149.
- Maintained accountability for U.S. Government property in compliance with FAR Part 45, Clause 52.245-1, tracking property movements and supporting multi-agency government property audits.
- Conducted annual physical inventories, reconciled discrepancies, processed returns and carrier claims, and maintained organized warehouse operations to ensure inventory accuracy and operational readiness.
Requirements
What you’ll need- A minimum of 3+ years’ experience working with building operations, including a basic understanding of HVAC, electrical, plumbing, etc.
- Knowledge of OSHA standards and local codes.
- Valid driver’s license.
- Ability to frequently walk up and down stairs for inspections.
- Ability to detect emergency alarms auditory and/or visual.
- Ability to access hard-to-reach areas, including getting on hands and knees as needed for equipment inspections.
- Ability to safely climb ladders.
- Ability to lift up to 50 lbs.
- Ability to bend, squat, reach, and kneel on a daily basis.
- Ability to obtain and maintain TS/SCI security clearance.
