About the role
- Oversee the day-to-day performance of multiple affordable housing communities within the assigned Central California region
- Conduct regular site visits and property inspections to evaluate operational effectiveness, curb appeal, maintenance conditions, and compliance
- Monitor rent collection, occupancy trends, lease renewals, budget adherence, and expense controls
- Lead the annual budget development process, review and analyze financial reports, income statements, and variance reports monthly
- Develop action plans with Property Managers to address variances, delinquencies, and underperformance; approve and monitor large purchases, vendor contracts, and capital improvement plans
- Mentor and coach Property Managers and on-site teams; participate in recruiting, interviewing, training, and conducting performance evaluations
- Ensure all properties maintain compliance with affordable housing requirements including LIHTC, HUD; support and oversee MOR, REAC inspections, and state agency audits
- Partner with the Compliance Team to implement corrective actions, audit file accuracy, and ensure timely completion of certifications/recertifications
- Identify and mitigate operational and compliance risks; collaborate with executive leadership on incident resolution, legal concerns, and emergency response planning
- Lead efforts to ensure site-level safety, OSHA compliance, and preventive maintenance practices
- Travel frequently to properties throughout the assigned region (up to 75%) and support site-level operational decisions and long-term performance goals
Requirements
- Bachelor’s degree in Business, Real Estate, or related field preferred
- Minimum 5–7 years of experience in property management, with at least 5 years in a regional or senior leadership role
- Minimum 3–5 years working with affordable housing programs such as LIHTC, HUD or similar
- Certifications such as CAM, ARM, CPM, HCCP, or COS preferred
- Valid driver's license and reliable transportation required
- Deep knowledge of affordable housing programs including HUD and LIHTC; experience managing REAC inspections, MOR reviews, lease-ups, and program audits
- Understanding of federal Fair Housing regulations, ADA, and landlord/tenant law
- Proficiency in property management software such as RealPage, Yardi, and Microsoft Office Suite (Word, Excel, Outlook, PowerPoint)
- Strong leadership, conflict resolution, mediation, and problem-solving skills
- Ability to travel up to 75% of the time and walk properties, sit/stand for extended periods, and lift up to 25 lbs.
