About the role

Key responsibilities & impact
  • Conduct Competitive Market Assessments and feasibility evaluations for potential land transactions across multiple divisions
  • Provide price-and-pace assessments, demographic targets, product recommendations, and risk assessments for underwriting packages
  • Aggregate, clean, and analyze submarket and demographic data using Zonda, MLS, and GIS across varied geographies
  • Perform regional fieldwork and competitive audits of rival communities
  • Track base pricing, floor plan designs, option packaging, incentive structures, and monthly sales absorptions
  • Evaluate buyer demographics, household income trends, and consumer preferences
  • Inform target buyer profiles, product packaging, and community design recommendations
  • Present data-backed insights and deal summaries to Division Presidents, Land Acquisition Managers, and Investment Committees
  • Track macroeconomic indicators, mortgage rate shifts, and regional growth corridors
  • Support annual division strategic planning and long-term land positioning
  • Perform other strategic research and analytical duties as assigned
  • Conduct virtual and face-to-face meetings and presentations with cross-functional stakeholders, division managers, and executive leadership
  • Travel locally and regionally for field evaluations, competitor site audits, and land tours
  • Comply with company policies and procedures

Requirements

What you’ll need
  • Minimum Bachelor’s degree in Real Estate, Finance, Economics, Business Analytics, Urban Planning, or a related quantitative field
  • 1 to 2 years of experience in market research, real estate analytics, land feasibility, or competitive market evaluations
  • Residential homebuilding or real estate consulting experience strongly preferred
  • Comfort evaluating diverse geographic territories, submarkets, and macro-level housing dynamics
  • Highly proficient in MS Excel, including advanced modeling, pivot tables, and data synthesis
  • Experience with business intelligence/mapping software such as Tableau, Power BI, and ArcGIS
  • Experience with housing platforms such as Zonda and MLS
  • Outstanding verbal and written communication skills
  • Ability to collaborate effectively with cross-functional teams, division leadership, and corporate partners
  • Ability and willingness to travel regionally for market reconnaissance, land audits, and competitor site visits
  • Ability to access, input, aggregate, and analyze data on a computer or electronic device for extended periods
  • Valid driver’s license and ability to operate a motor vehicle for regional fieldwork
  • Ability to comply with all company policies and procedures
