About the role
Key responsibilities & impact- As a Technical Property Manager (TPM), you ensure that the properties entrusted to you remain in good structural and technical condition and present a well-maintained appearance.
- You develop long-term programs for maintenance, repair and modernization and coordinate these with clients.
- You lead and support technical staff such as building/site inspectors and facility technicians in technical matters.
- You contribute to compliance with statutory operator obligations and monitor adherence to fire safety requirements as well as traffic and occupational safety.
- You coordinate and manage external service providers, particularly in the areas of facility management, cleaning and security.
- You initiate and evaluate recurring inspections by experts and qualified specialists, as well as maintenance work.
- You identify, plan and implement maintenance, repair and modernization measures, including budgeting and invoicing.
- You monitor and operate technical systems (e.g., heating, ventilation and conveyance systems), conduct regular property/site inspections and assess the condition of the properties.
- You optimize operating costs and prepare reports and decision-making documents for management.
Requirements
What you’ll need- You have completed a technical degree (e.g., Facility Management, Civil Engineering, Building Services/Mechanical Engineering, Architecture) or have a technical-professional background that qualifies you for this role.
- You have several years of experience in technical building/property management for commercial properties.
- Up-to-date knowledge of relevant regulations is essential (e.g., operator responsibilities, occupational safety).
- You have experience managing external contractors, liaising with authorities and inspection bodies, and budgeting and billing for construction and maintenance measures.
- You are confident in handling technical systems and understand structural/building-related interrelationships.
- You are organized, proactive, reliable, a strong communicator, assertive and a team player.
- You have excellent German language skills, written and spoken (at least C1); English would be an advantage.
