About the role
Key responsibilities & impact- Leading all commercial activities throughout the pre-construction and design phases, supporting the preparation of competitive tender submissions and Absolute Maximum Price (AMP) proposals.
- Working collaboratively with the Design, Pre-Construction and Estimating teams to provide commercial leadership and ensure risk is identified and managed from the outset.
- Reviewing, negotiating and administering main contracts with clients, supported by the Commercial Manager and Commercial Director where required.
- Leading the procurement strategy, including the negotiation and placement of subcontract agreements with specialist supply chain partners.
- Preparing, submitting and negotiating monthly interim applications for payment in accordance with contractual requirements.
- Managing the commercial aspects of project change, including the valuation, negotiation and agreement of variations with both clients and subcontractors.
- Overseeing the preparation, valuation and issue of compliant subcontract payment notices and ensuring subcontract accounts are accurately managed.
- Negotiating and agreeing upstream and downstream final accounts to maximise commercial outcomes.
- Producing and presenting accurate monthly cost value reconciliations (CVRs), financial reports and forecasts, identifying risks, opportunities and actions to protect project profitability.
- Monitoring project programmes and ensuring all contractual notices, extensions of time and compensation events are issued in accordance with the contract.
- Providing commercial leadership to Project Managers and operational teams, ensuring they remain informed of all contractual obligations, commercial risks and financial performance throughout the project lifecycle.
- Mentoring and supporting junior commercial team members, promoting best practice and driving continuous improvement across the commercial function.
- Building and maintaining strong relationships with clients, consultants, subcontractors and key stakeholders to support successful project delivery and repeat business.
Requirements
What you’ll need- Degree in Quantity Surveying, Commercial Management or equivalent experience.
- Proven experience as a Senior Quantity Surveyor within M&E or construction.
- Strong knowledge of JCT and NEC contracts.
- Experience managing multi-million-pound projects from pre-construction to final account.
- Skilled in cost management, CVRs, valuations, variations and final accounts.
- Commercially aware with strong negotiation and risk management skills.
- Excellent communication and stakeholder management.
- Proficient in Microsoft Office, particularly Excel.
- Full UK driving licence.
- MRICS qualified or working towards chartership (desirable).
- Building Services (M&E) contracting experience (desirable).
- Experience mentoring junior surveyors (desirable).
