About the role

Key responsibilities & impact
  • Search public records and examine titles to determine the legal condition of primarily commercial or industrial property titles
  • Copy or summarize recorded documents affecting property title
  • Examine real property titles of varying complexity and establish chain of title
  • Perform title examinations for primarily commercial/residential title orders
  • Abstract and analyze leases, subleases, liens, judgments, easements, vital statistics, plot books, and map books
  • Determine ownership and legal restrictions and verify property legal descriptions and record completeness across county lines
  • Resolve missing, incomplete, inaccurate, or contradictory title documentation
  • Prepare initial title commitment documentation using procedural guidelines
  • Prepare and review reports for accuracy
  • Provide underwriting interpretation within established guidelines when needed
  • Work independently on projects ranging from simple parcels to complex commercial properties
