About the role
Key responsibilities & impact- Perform title searches for commercial transactions ranging from single-site to high-liability multi-site transactions
- Analyze liens, judgments, easements, vital statistics, property surveys, and other records to determine ownership and legal restrictions
- Verify legal descriptions of properties and the completeness of records
- Prepare recording packages and complete post-underwriting activities
- Price commitments, endorsements, policies, and guarantees using appropriate schedules of fees and charges
- Review and approve deeds, operating agreements, corporate resolutions, and other documentation
- Select appropriate write-ups for commitments and policies for standard and extended coverage
- Consult with attorneys in some regions or locations on search packages and escalated matters
- Coordinate resolution and completion of the commercial title process
- Support internal and external customers and collaborate with the team to meet transaction and customer expectations
Requirements
What you’ll need- High school diploma or equivalent
- 3–5 years of commercial title related experience
- Knowledge of MS Office suite
- Ability to quickly adapt to new software applications and technologies
- Knowledge of Maryland title practices and recording requirements preferred
- Passion for helping customers while maintaining a professional and positive attitude
- Proven problem-solving skills and eagerness to learn and share
- Ability to navigate internal and external resources to gather information and resolve questions
- Excellent verbal and written communication with internal and external customers
- Natural curiosity and interest in researching transaction history and analyzing records
- Ability to contribute to a team and deliver beyond customer expectations
- Comfort guiding others as they grow in the field
- Flexibility, multitasking ability, and capacity to handle all aspects of title support
