Financial Planning and Analysis

• Maintain and expand financial infrastructure and investment processes to support scaling of real estate strategy.
• Support analysis of existing and potential locations, outreach, design, and planning for Culdesac projects.
• Build and maintain custom pro forma underwriting models and evaluate financing alternatives.
• Conduct due diligence on land acquisition opportunities and lead deals from cradle to grave.
• Organize preparation and review of quarterly financial statements, budgets, forecasts, and investor/partner/lender reports.
• Support creation of quarterly board documents, presentations, and pitch decks for projects and stakeholders.
• Monitor cash flow, distributions, and returns; ensure assets adhere to operating/capital budgets and agreements.
• Manage timelines and deadlines for transactions and capital raises; identify and resolve issues impacting closings or capital flow.
• Review legal documents, work with counsel on negotiations, support transaction closings and title process, and build familiarity with zoning and entitlement processes.
• Report to the Chief Investment Officer and collaborate with CEO, cross-functional teams, investment partners, lenders, and stakeholders.
