Land Sourcing Coordinator

About the role
Key responsibilities & impact- Coordinate the company’s new business area, covering the sourcing and negotiation of land as well as conducting the technical due diligence process for land acquisitions that meet the required investment parameters, through interaction and negotiation with all necessary stakeholders (brokers, landowners, technical teams, public agencies), in order to support the company’s growth, profitability and continuity plans;
- Contribute to the strategic planning of the land sourcing area to achieve area targets and the company’s growth objectives, ensuring future regional launches and maintaining the landbank policy;
- Coordinate and ensure the land acquisition process (purchase pipeline), involving all relevant parties, to guarantee preparation of new investments in accordance with the company’s required metrics;
- Negotiate with landowners and intermediaries to execute contracts that comply with the company’s property acquisition rules;
- Prepare economic and financial feasibility studies for new business opportunities;
- Analyze, discuss and validate drafts of land purchase and sale agreements (with emphasis on commercial aspects);
- Manage signed contracts with regard to deadlines, key events (resolutive conditions) for completion of the acquisition, and renegotiations of commercial terms;
- Prepare the project book/package for the investment committee;
- Monitor, validate and approve payments for purchased land (including accounting reports and delivery of units to land-swap counterparties) to ensure compliance with contractual obligations;
- Supervise maintenance management of land held in the landbank until construction begins (security, demolitions, visits, etc.), ensuring preservation in optimal condition for project execution.
Requirements
What you’ll need- University degree completed (no specific field required), preferably in Engineering, Architecture and Urbanism, Business Administration, Advertising, Law, or Economics;
- Proficiency in Microsoft Office, with advanced Excel skills;
- Knowledge of financial mathematics;
- Knowledge and application of negotiation techniques.
