About the role
- Independently manage day-to-day operations and act as the primary contact for our tenants, serving as their liaison to berlinovo.
- Monitor property manager responsibilities and handle settlement of rental security deposits.
- Ensure proper property management and participate in the execution of major maintenance and repair measures; review and reallocate maintenance invoices where appropriate.
- Handle insurance claims and related processes.
- Review and implement rent increases and rent reductions.
- Monitor tenant accounts and manage dunning procedures; cooperate with external legal counsel; continue processing pre-litigation dunning procedures, including terminations and related actions.
- Process and confirm tenant terminations, including notifying the letting team of vacated units; conduct move-out and handover inspections.
- Review, process and approve invoices within the scope of delegated authority.
Requirements
- Completed training as a real estate clerk (Immobilienkaufmann/-frau), as a certified real estate specialist (Immobilienfachwirt), or an equivalent qualification acquired through professional experience.
- Relevant professional experience in independently managing residential properties, including third-party property management and condominium/owner-occupied properties.
- Sound knowledge of tenancy law, strong commitment and service orientation, negotiation skills and enjoyment in dealing with people.
- Strong verbal and written communication skills and the ability to collaborate constructively and as part of a team, combined with organizational skills and proactive problem-solving.
- Good command of common Microsoft Office applications and SAP.
- Driver's license (Class B) preferred.
